DSCR Loans in Florida: How Miami Investors Qualify With Rental Income

October 22, 2026•5 min read

If you invest in rental property in Miami or anywhere in Florida, you have probably run into the same wall many investors hit: a traditional mortgage wants your tax returns, your W-2s, and your personal debt-to-income ratio. For self-employed investors, people growing a portfolio, and buyers who live outside the U.S., that paperwork can stop a good deal cold.

A DSCR loan takes a different approach. It looks mainly at whether the property pays for itself. This guide explains how DSCR loans work in Florida, how the ratio is calculated, who they fit, and what to have ready before you talk with a broker.

What Is a DSCR Loan?

DSCR stands for debt service coverage ratio. A DSCR loan is an investment property mortgage where the lender qualifies the deal primarily on the property's rental income, rather than on your personal income documents.

It is a business-purpose loan, so it is meant for rental and investment properties, not the home you live in. Many Florida investors use DSCR financing for long-term rentals, short-term or vacation rentals, small multifamily buildings, and properties held in an LLC.

How the DSCR Ratio Is Calculated

The idea is simple: compare what the property earns in rent with what it costs to hold each month.

  • Rental income: usually the current lease, or market rent from the appraiser's rent schedule if the property is vacant or being purchased

  • Monthly housing expense: principal, interest, property taxes, insurance, and any HOA dues (often called PITIA)

Divide the rent by the monthly housing expense and you get the ratio. A ratio of 1.0 means the rent covers the expense. Above 1.0 means the property produces more than it costs to carry. Below 1.0 means it does not fully cover itself, which some programs still allow with stronger compensating factors.

Each lender sets its own minimum ratio and guidelines, so the same property can qualify differently from one program to the next. That is one reason working with a broker who can compare several wholesale lenders matters.

Why Miami and Florida Investors Use DSCR Loans

Florida, and South Florida in particular, draws investors from across the U.S. and around the world. DSCR financing fits that market well because:

  • Self-employed investors whose tax returns show heavy write-offs can qualify on the property instead of their reported income

  • Portfolio builders are not limited by a personal debt-to-income ratio that tightens with every new rental

  • LLC ownership is common with DSCR programs, which many investors prefer for how they hold property

  • Foreign nationals and expats can often use DSCR programs designed for borrowers without U.S. income documents, subject to program guidelines

  • Short-term rentals in eligible areas may be considered, depending on the lender and local rules

Before buying a vacation rental in Miami-Dade or elsewhere in Florida, check local short-term rental rules and HOA restrictions. They vary by city and building, and they affect both your income and your loan options.

DSCR Loans in Texas and Beyond

MortgageToday LLC is licensed in Florida and Texas, so investors in Houston, Dallas, Austin, San Antonio, and other Texas markets can explore DSCR financing with us too. For investors buying outside those two states, MortgageToday LLC can help with business-purpose DSCR loans in many additional states through lending partners, subject to lender and program availability.

What to Have Ready Before You Apply

DSCR loans skip much of the personal income paperwork, but they are not a no-documentation loan. Expect a lender to review items such as:

  • The property address and purchase contract, or current details if you are refinancing

  • A current lease or expected market rent

  • Credit history and identification

  • Proof of funds for the down payment, closing costs, and reserves

  • LLC documents if the property will be held in a company

  • Insurance quotes, which matter a lot in Florida

FAQ: DSCR Loans in Florida

What is a DSCR loan in simple terms?

A DSCR loan is an investment property mortgage that qualifies mainly on the property's rental income compared with its monthly housing expense, instead of your personal tax returns and pay stubs.

Can I use a DSCR loan to buy my primary home in Florida?

No. DSCR loans are business-purpose loans for investment properties. If you plan to live in the home, a different program, such as conventional, FHA, VA, or bank statement, may fit better.

Do I need tax returns for a DSCR loan?

Most DSCR programs do not use personal tax returns to qualify. Lenders still review credit, assets, reserves, and the property itself, and requirements vary by program.

Can a foreign national get a DSCR loan in Miami?

Many lenders offer DSCR programs for foreign nationals buying U.S. investment property. Documentation, credit, and reserve requirements differ from programs for U.S. residents, so it helps to compare options with a broker.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow you to take title in an LLC, usually with a personal guarantee. Ask your attorney or CPA how you should hold the property, and confirm the lender's entity requirements early.

Does a short-term rental qualify for a DSCR loan?

Some programs accept short-term rental income, using rental history or market data. Local rules and HOA restrictions in Florida can limit short-term rentals, so check them before you buy.
